New construction build….

What, technology would you use for a new construction?

It sorta depends on how much you want to spend. I did all Z-Wave in my new place, with a smattering of other things.

If the price point worked, I would go Lutron. No question about it. But the budget needs to support ~$100 per circuit.

I would love to do Control4, saw this at a client site and looked impressive, but the price look prohibitive….
Is insteon still in the race, i haven’t looked at anything since I didn’t have a need.

Budget would be between 5 to 7k

I think you need to be more specific about what areas you're looking for advice on. Lighting? Shades? HVAC? AV Control? Home Automation control system? Do you want Siri (HomeKit), Alexa, or Google voice control?

For the first two, Lutron is head and shoulders above the rest. I like Ecobee for HVAC, but you can't use that with the more advanced variable speed compressor systems. I'm currently using Harmony for AV Control, but it's going away so I don't know what I would recommend right now. C4 is really good, but expensive.

I sort want to eventually do it all,
Lighting, HVAC, alarm systems are a must,
Shades eventually, but be ready for it.

Ubiquiti will do, wifi, surveillance and access.

I've got a Concord4 alarm, and there's a plugin for it that mostly works. There are better ones out there. Most have a home automation interface protocol, check the plugin store.

If you can, pre-wire for the shades so you don't need to deal with batteries later. Lutron shades are an order of magnitude quieter than Somfy or Douglas, IMO.

Run lots of Cat-6 to locations for your security cameras and Wifi access points. Even if you don't install them right away.

I'm using Z-wave locks where they'll fit. In two doors there wasn't space for the them, so I'm using Level. They're blue-tooth only, so only integration is with HomeKit.
