23" of Rain

In case anyone is curious, this is what 23" of rain looks like from a house that sits 10' above the 100-year flood plain. Overall we came out relatively unscathed compared to most - MANY people lost everything in this as a great number were not in a flood zone and thus had no flood insurance.

As a reference, our property goes back 880' with a 35' drop in elevation to the drainage area... the front of the property was right at a few inches, so the back was under approximately 35' of water. It usually has between a few inches to maybe 3' after a "normal" rain.

Another comparison I saw was that the 3 day total here was more rain than Los Angeles has received since 2012. I'll still take this any day over earth quakes, though!

Crikey! Here we've had issues recently where areas that didn't used to be flooding due to building on flood plains.. Did you have flood insurance?

No, we didn't have flood insurance, but our damage is relatively minor - especially if I can salvage the lawn equipment after draining, cleaning, and washing it out. Anything of real value in those two rooms you see submerged (30" was the total in there) was higher or I had moved out completely. Finish work in there is just drywall, about to start that tear out today.

Lost at least a few HA items - a couple of the MI lock controllers, at least one (and maybe two) Aeotec energy monitors, maybe an Aeotec multi sensors, a Z-Wave repeater and at least one light switch. Stinks but not the end of the world as the house seems just fine and family is all safe!

I was wondering how you were getting along, I've been watching the updates on the news. Sorry to hear about the hassles, but glad you're ok! Best of luck with everything, and get the drywall pulled and everything dried out before the mold sets in! :shock:

I know, I fear we are already too late to get it completely prevented... but have some chemicals on the way that the professional cleanup places use to kill and prevent the mold. So ripping out the drywall, drying everything out with dehumidifiers and then going to spray the heck out of the exposed studs. Cutting the drywall about 12-18" above the water line just to be sure.

I'm debating what to do about the outside siding... it is hardiplank (cement based) so no worries there, but behind it is house wrap and OSB. I can get to the OSB from behind... so thinking I can get it dried out enough without taking down the siding...
